Ideally, your lawyer should receive your mortgage instructions five business days before your closing so there is enough time to prepare the mortgage documents, get them signed, submit the request for funds and obtain home insurance.
Most banks require the Request for Funds to be submitted to them 72 hours prior to closing in order to fund on closing date. Delays in submitting the Request for Funds can result in delays in funding.
If your mortgage instructions are late, you should follow up with your mortgage broker and ask that they expedite the processing and ensure that all broker conditions are met.
