Your lawyer doesn’t need to review the status certificate prior to your signing of the agreement of purchase and sale. You should ask your realtor to include a status certificate review condition in the agreement. A status certificate review condition will set out that the agreement is conditional upon satisfactory review by your lawyer. This means that if your lawyer is not satisfied with the status certificate, you can get out of the agreement of purchase and sale and get your deposit back.
