The Agreement also typically provides for the allowance by the Seller of a certain number of access visits to the property at mutually agreeable times with 24 hours notice. If you haven’t used up all of the visits and have already provided the Seller with 24 hours to view the property prior to closing, then you may be able to see the property on or just before closing to inspect the same. However, case law also provides for the common law right that a purchaser has a right of final inspection so as to ensure that the quality of the property is the same as the one that was negotiated. If you truly wish to inspect the property prior to completing the transfer and on the closing date, then please contact your agent as soon as possible to try to make the appropriate arrangements. In the event you are having trouble in this regard please contact our office as soon as possible, bearing in mind that it may not be possible to complete the final inspection for various reasons.
