What are mortgage instructions?

Mortgage Instructions refer to a set of documents that the bank sends to the borrower’s lawyer to complete the mortgage work. 

In an institutional mortgage transaction, the borrower’s lawyer usually also acts for the bank. In the mortgage instructions, the bank tells the lawyer how the mortgage documents should be prepared and how the mortgage should be registered for the mortgage funds to become available to the borrower.
